Rush & Hush: PATCO to experiment with a Quiet Car for South Jersey commuters

Have you ever had to bear with someone on the phone having a loud argument with their boyfriend or that group of teenagers that just won't shut up on your train? If so, you might be intrigued to hear that PATCO, which operates the high-speed rail line between Lindenwold, NJ and Philadelphia, wants to shush the arguments and boisterous conversations. In fact, PATCO will be testing a "quiet car" on all weekday trains starting in March.

John Rink, the new General Manager of PATCO, reports that his agency's "quiet car" program will be modeled after SEPTA's successful QuietRide policy on Regional Rail. On designated cars, this means cell phone use will be forbidden, any conversations should be fleeting and in a low voice, and passengers must listen to music using ear buds or headphones so as no one else will be able to hear. PATCO plans on delineating the rear cars of its weekday trains as "quiet cars," which means you can still yak to your heart's content if you're not in the last car.

One major difference between PATCO and SEPTA Regional Rail is that the South Jersey rail agency doesn't use conductors. This will pose challenges for enforcement in "quiet cars," but Rink is confident the policy can be a success. "Train Operators will make periodic announcements during each trip, Variable Message Signs [VMS] on platform will display messages, and from time-to-time our Transit Unit [police] will ride in the quiet car," avers Rink. However, he adds that self-enforcement among riders will be key. As with SEPTA, it will be important that riders don't quarrel over enforcement.

With about a month left before the three-month trial begins, Rink wants to get the word out about the "quiet car" as much as possible to PATCO riders. "We will Tweet, post on Facebook, discuss in our E-Newsletter, place on our website, [put] signage in the train cars, [and place] signage in our stations," says the general manager. In addition, Rink expects to utilize station supervisors to hand out notices the week before and the first week of the "quiet car" experiment.

Along with the "quiet car" program, PATCO will also unveil a Courtesy Counts campaign. This campaign will urge riders to treat fellow riders with respect by not taking up seats with personal belongings, not standing and blocking the train doors, keeping one's voice down when talking on the phone, and grooving to music with a reasonable volume. PATCO already has a video for Courtesy Counts on its website, which uses a humorous approach to draw attention to serious problems.

A sip and taste of Spain comes to 13th St. as dynamic duo grows Midtown Village vision

Marcie Turney and Valerie Safran have just expanded their empire on 13th St. in Midtown Village with the opening of Jamonera, a Spanish tapas bar, this past Sunday. Jamonera, located between Chestnut and Sansom Sts., will serve small and medium-sized plates, wines, and sherries, inspired by the duo's recent travel to Southern Spain. The restaurant will be open for dinner and post-dinner patrons.  

The opening of Jamonera at 105 S. 13th St. solidifies Turney and Safran's imprint on the entire block. They began with a home and gift store called Open House at 107 S. 13th back in 2002. Since then, their passion for the street and Midtown Village has gushed forward with the opening of five other stores and restaurants. At 101, there's Grocery market and catering, while 106 houses Lolita, a Mexican dining option. 108 is home to Verde, a jewelry and gift shop, while 110 finds Barbuzzo, a Mediterranean bar.

Jamonera offers a wealth of culinary options, with all the flair you'd expect from Spain. "Guests can expect to enjoy banderillas of olives, boquerones and guindilla peppers, and crispy calasparra rice with heirloom pumpkin," says Valerie Safran. Other menu items include lamb skewers and cucina. Safran says the tapas plates run from $4 to $36, and are all meant to be shared. 

While the food options are sure to elicit salivation, the drink options are equally impressive. "We've selected a group of wines that we believe are the best expression of Spain's terroir, with earthy reds and bright, crisp whites ideally suited to sipping alongside the varied flavors of the food," describes Safran. Along with the wines, Jamonera serves an enviable selection of sherries.

Both Safran and Turney bemoan the former lack of a genuine tapas restaurant in Midtown Village. They highlight the rich flavors and relaxed atmosphere that accompany tapas restaurants. To best mimic the vibe of a Spanish tapas bar, the entrepreneurs teamed up with Urban Space Development. Together, they decided to festoon the tapas bar with Rioja-colored wood and reddish lighting. They also installed old-fashioned mirrors and intricate wood chandeliers.

The owners are proud of all the work they've done for their block of 13th St. "We love that we've helped transform 13th Street into a destination for the city," says Safran. She points out that the neighborhood was deemed far from appealing by many when she and her business partner opened their first business, but has come a long way. The entrepreneurs' love of their street is palpable on-line as well, where they run a website called "We love 13th Street," which helps link their panoply of stores and restaurants.

Metro Impact Homes is building up Southwest Center City

Whether you call the neighborhood Southwest Center City, Graduate Hospital, or G-Ho, one thing that’s not debatable about the blocks immediately to the southwest of Center City is the amount of new and rehabilitated housing that has sprung up in the past few years. Metro Impact Homes is a large reason why this neighborhood’s housing stock has improved. Metro Impact has been building rowhouses and condominiums between 16th St. and Grays Ferry Ave and between Fitzwater and Kimball Sts. for the past few years, and is getting bolder with its scope.

One intriguing project that Metro Impact is currently working on is Montrose Court around 25th and Grays Ferry, mentions Steve Shklovsky, the head of the development firm. Here, Metro is hoping to construct 11 luxury rowhomes with roof decks, green roofs, and garages. "My goal is to transform what is now the worst block in the neighborhood into one of the nicest," says Shklovsky. As development is rarely easy, some neighbors are protesting because of the proposed size of the rowhome yards. This means Metro will need a zoning hearing in a couple of weeks. The new development should start around $400,000.

Another planned Metro Impact development that’s brewing a lot of buzz is the opulent Fitz4 on Fitzwater St. betwixt 16th and 17th. Like the previous development, Fitz4 will feature roof decks and garages, and will be built on what currently is a forsaken intersection. According to Shklovsky, A total of four homes are being drawn up for Fitz4, with two being corner properties. The homes will be far from cheap, as prices are expected to begin in the $700,000 range.

Metro’s proposed new development should only serve to add an exclamation point to the firm’s existing development in Southwest Center City. One of Shklovsky’s proudest developments is at 1910 Christian St., which is a six-unit condominium development. What makes the developer so proud? "The south side of that block is one of the only in the (neighborhood) which had all matching facades and heights," exclaims Shklovsky. Perhaps it was this attention to blending in with the rest of the block that resulted in every condo unit being put under contract within 30 days.

Shklovsky is very content with developing in Southwest Center City, even though his office is in Southampton, Bucks County. He cites the neighborhood’s proximal location to the Rittenhouse Square area and University City as a reason why he’s so enamored. He quickly adds that many of his buyers are doctors and medical students who can appreciate the convenient access to the Penn health system. His primary complaint about the neighborhood is that there isn’t enough commercial space. The developer is sure to mention that he hopes to eventually move his offices to the city.

2011 turned out to be a hot year for Philadelphia public transit users, bicyclists, and pedestrians

This past year was notable for the amount of cooperation between Philadelphia’s Office of Transportation and Utilities (MOTU), the Philadelphia City Planning Commission (PCPC), SEPTA, the Center City District, and others to improve sustainable transportation in the city. Along with this, SEPTA received grants and private sector investment to decrease the footprint of its buses and trains. 

The city and SEPTA had a common goal of trying to speed up buses in 2011. The two have been deeply intrigued by giving transit vehicles traffic signal priority, which would entail using smart traffic lights that can sense when a SEPTA vehicle approaches and then stay green for a little longer. The city and SEPTA were rewarded for these efforts just in time for the holidays with a $10 million grant from the U.S. Department of Transportation to install transit signal priority along Castor, Oxford, and Bustleton Aves. in Northeast Philadelphia, according to the office of U.S. Representative Allyson Schwartz.

It was also a fruitful year for bicycle and pedestrian proponents in Philadelphia. MOTU embarked on an experiment to remove a lane of vehicular traffic on Market St. and JFK Blvd. between 15th and 20th Sts. to test the feasibility of making the lanes buffered bike lanes with vegetation. From all accounts, it looks like this experiment was a success. The City Planning Commission also presented an ambitious plan to dramatically bolster conditions for bicyclists and pedestrians in Southwest and West Philadelphia.

Center City to get a case of the shakes and stir-fries with new self-serve restaurant

For those of you who walk down 16th St. in Center City, you may have noticed a change. In fact, Philadelphia's only Pita Pit location is no longer at 16th and Sansom. Yet, the space is not expected to stay empty for long, as a self-serve stir-fry, shake, and salad eatery called Honeygrow is planning on opening its first location in early- to mid-spring.

Honeygrow promises to be a unique dining option in a neighborhood that's filled with diverse restaurants. Justin Rosenberg, who along with David Robkin is responsible for Honeygrow, gloats that his restaurant will offer unique homemade sauces for the stir-fries, including Smoked Oyster, Indonesian Barbeque, and Citrus Wasabi. Along with the sauces, stir-fries will come with a choice of wheat, soba, or gluten-free noodles. Rosenberg also promises "local produce as much as possible." The stir-fries will cost between $8-$10.

Another unique aspect to Honeygrow will be the self-serve ordering and payment. Just like Wawa has self-serve ordering kiosks, Rosenberg has a similar idea in mind. To go a step further, the kiosks will be smart enough to know repeat customers and what they've ordered in the past. Finally, payment will also be handled by machine, which will accept credit and debit cards. Rosenberg is currently unsure how many employees will be hired, although they might be limited with the self-service.

The name "Honeygrow" is another reflection of just how unique the restaurant aims to be. "(We) wanted a name never used and alludes to only one thing- our concept," clarifies Rosenberg. "'Honey' speaks to the warmth, simplicity, and sweeter side of our menu," while "grow" denotes how fulfilling the entrepreneur hopes his restaurant will be.

Rosenberg and Robkin hope to open additional locations in the next couple of years. When it comes to growth, "the sky is the limit," says an ambitious Rosenberg. He quickly adds that Honeygrow will be focusing on just the Philadelphia-area for the time-being. The entrepreneurs' love of the city is evident in that they decided to open their first location right in the middle of the city's Central Business District.

Honeygrow will feature 35 seats, and be designed by local firm DAS Architects. The interior will be bred from New York City eateries Momofuku and Chop't, with a design that Rosenberg describes as "expressive, modern rustic." At the same time, the co-owner promises that his business will have a simple design that caters to customers who are on-the-go.

New pavilion at Franklin Square to help people weather elements, celebrate and learn

Have you ever been strolling one of Center City's five squares on a frigid winter's day or a sweltering summer's day and suddenly had an urge for air conditioning or heat? If so, the group in charge of Franklin Square may have heard you. Historic Philadelphia Incorporated (HPI), which maintains Franklin Square, just broke ground on a pavilion that will provide protection from the elements and offer heat and air conditioning. The pavilion could be open as soon as New Year's Eve, depending on -- what else -- the weather. 

Cari Feiler Bender, who has been responsible for communications for Franklin Square since 2004, says the pavilion will be relatively small at 36 ft. by 36 ft. It will serve a variety of purposes, many of which are connected to it being indoors. First of all, the building will serve as a respite from extreme temperatures, rain, snow, and sleet. It will also act as "a flexible event space," says Bender. This could include presentations from historical re-enactors dressed as Ben Franklin or Betsy Ross as part of "Once Upon a Nation." HPI will provide audio and light hook-up, along with tables and chairs. 

The pavilion will also likely be available for birthday parties, wedding receptions, and other fetes. Bender elaborates by saying Stephen Starr would be a likely candidate to cater events in the pavilion. Starr has run SquareBurger in the park since 2009, which is the only permanent eating establishment inside any of the city's original five squares. Recognizing that not every birthday or wedding will be celebrated on a sunny 70-degree day, Bender emphasizes that this pavilion will accommodate year-round occasions. 

The construction of the pavilion will entail minimal disruption to the square's flora. Bender says there are a few large trees in the vicinity of the building site. "None of them will be removed or altered," says Bender. She reminds people that, while HPI takes care of Franklin Square, the city's Department of Parks and Recreation owns Franklin Square. The last thing Parks and Recreation would want to do is hew any trees. 

This pavilion will likely serve to further set Franklin Square apart from its peer parks in Philadelphia. In addition to SquareBurger, it already lays claim to a carousel, miniature golf course, and a memorial to deceased police officers and firefighters. All this for a square that many thought was left for dead just a decade ago.

SEPTA's bus fleet to become more eco-friendly thanks to two grants

Despite a budget shortfall, SEPTA will be able to resume purchasing hybrid diesel-electric buses thanks to two grants from the US Department of Transportation. For the first time ever, SEPTA will purchase hybrid 60-foot accordion buses, which are the longest buses in the system. SEPTA’s current assortment of hybrid buses is about 30 percent more fuel efficient than equivalent clean diesel buses.

SEPTA is the beneficiary of $15 million in federal funds to cover the difference in cost between hybrid and clean diesel 60-foot buses. Luther Diggs, who’s in charge of operations at SEPTA, says it will stretch out the acquisition of these longer buses over four years, with the first year’s purchase entirely hybrid. Over the four years, SEPTA will be replacing 155 longer buses, with an option for 65 more. The percent of these that are hybrid will depend on how much more grant money becomes available. 

This opens the possibility that additional bus routes might see these longer buses. "We have some additional need for 60-foot buses," confirms Diggs. He suggests that the Route 47 bus, which was the subject of the failed skip-stop pilot and more successful attempts to speed it up, might end up seeing longer buses. Also, he hints that the extremely well-traveled Route 17 bus, which runs up and down 19th and 20th Sts. in South Philadelphia and across Center City, might be another new candidate for the 60-footers.

Shortly after the $15 million grant was announced, the Federal Transit Administration (FTA) announced another grant of $5 million to pay for additional hybrid 40-foot buses, the most prevalent of SEPTA's fleet. This is welcome news for many local environmentalists, who earlier this year were dismayed to hear that funding difficulties meant SEPTA would cease acquiring standard-size hybrid buses. According to Diggs, SEPTA will resume purchasing these hybrid buses in 2013, and only purchase hybrid 40-foot buses in 2014. 

Diggs is convinced that hybrid buses represent the most financially sensible way for SEPTA to green its bus fleet. Diggs says SEPTA did examine running buses using compressed natural gas (CNG) in the mid-1990s. However, hybrid buses were ruled more effective than their CNG counterparts because of "infrastructure, residential neighborhoods, and cost," says Diggs. While some transit agencies in California and Texas use CNG, there are legitimate concerns about the cost of putting in CNG infrastructure and the health risks associated with natural gas.

Welcome to the Porch at 30th St. Station, Philadelphia's newest public space

University City District and other groups unveiled a new public space outside of one of Philadelphia's busiest hubs, called the Porch at 30th St. Station, last week. It was quite a festive unveiling, featuring jugglers, humongous puppets from the Spiral Q Puppet Theater, acrobats, cake, and plenty of speakers representing community groups, city government, and business. The Porch is a 40-foot swath of sidewalk between the station and Market St. with tables, chairs, new vegetation, and the potential for so much more.

Prema Gupta, the Director of Planning and Development at the University City District (UCD), is excited about the possibilities that the Porch provides. She emphasizes that the area is currently in a testing phase, which is why it can look a tad barren. However, Gupta envisions farmers markets, performances, and even yoga on the Porch. While the winter might be a slow time for the new public space, there are a series of spring performances scheduled.

For anyone who has spent even a little bit of time around 30th St. Station, it is a supremely frenetic environment. UCD’s Executive Director, Matt Bergheiser, says that 1,800 pedestrians on average stroll along the sidewalk every hour on weekdays. In addition, the streets surrounding the station see seemingly ceaseless congestion from cars, trucks, and buses. Gupta sums up UCD’s goal in the face of all this activity, which is to "bring a sense of human scale to this space."

The District also hopes to narrow the gap between University and Center City. In a similar vein to the recently opened Penn Park, Bergheiser confirms that the Porch is "part of the connective tissue of the city." This means that Amtrak riders who cross the Schuylkill River between University and Center Cities now have a place to take a break, munch on lunch, be wowed by a performance, or maybe even partake in some outdoor yoga. As well, Center City residents, Penn and Drexel students, or anyone else walking between downtown and Left of Center can take advantage of the new public space.

The name of the public space was the result of a contest that saw over 500 entries. In addition to having their name grace the second busiest train station in the nation, the winner of the contest also won a $500 Amtrak gift certificate. The University City District also hopes to crowdsource future decisions about the park, including the type of performances. While the next few months might be relatively quiet for the city’s newest Porch, expect some new fun ways to relax come spring.

Greater Philadelphia on pace to shatter record for multifamily building sales

While the stagnant economy is hurting sales in many industries, it is likely contributing to a bonanza in multifamily building sales in the Philadelphia area this year. In fact, hopeful landlords seem to be gobbling up buildings to rent them as apartments or sell them as condominiums. This is evident both in Philadelphia and its suburbs.

According to Christine Espenshade, senior vice president for capital markets at Jones Lang LaSalle Realty, 2011 multifamily sales have already set a record in the Delaware Valley, with a couple of months left in the year. Espenshade reports that sales have already hit $410 million. Yet, with two months remaining in the year, she predicts sales will touch $500 million. Compared to these figures, the $150 million in multifamily sales in 2010 seems downright paltry.

There are a number of explanations for this explosion in multifamily sales. Espenshade cites a durable growth of rent in the Philadelphia-area, a glut of new supply of apartments and condos, and an educated buyer’s market. Additionally, “With the availability of financing to purchase assets through Fannie Mae and Freddie Mac, investors can borrow sufficient capital for good, long term investments,” says the senior vice president. Finally, one of the more sobering explanations is that more Philadelphians are renting because they can no longer afford to own a house.

Philadelphia’s recent uptick in population bodes well for multifamily sales in the city. Espenshade confirms that a growing number of people are looking to rent apartments or purchase condos in the city because of its retail scene, colleges and universities, and varied employment market. However, this exponential growth isn’t limited to the city. Interestingly, Jones Lang LaSalle says there have more multifamily purchases in the suburbs. A possible reason for this is the sheer size of the Philadelphia Metropolitan Statistical Area (MSA), which includes Camden and Wilmington.

The forecast for multifamily sales remains strong for 2012. Espenshade says rents will continue to rise next year, which should make multifamily investing more profitable. She also sees both private and institutional entities rushing to become involved in the multifamily market next year, which would be a repeat of this year. Most importantly, without any strong signs of economic improvement next year, more and more people likely won’t be able to afford to buy their own home.

Market St. and JFK Blvd. slim down as city removes a vehicular lane for bicyclists, pedestrians

This week the City of Philadelphia is wrapping up a pilot to see what impact removing a lane of vehicular traffic on Market St. and John F. Kennedy Blvd. between 15th and 20th Sts. has on traffic flow. The pilot, which began on Oct. 9, has shifted both streets into three-lane arteries by taking out the left-side lane. The city's Office of Transportation and Utilities (MOTU) is working with the Center City District on this as part of a continuing campaign to make streets kinder to bicyclists and pedestrians.

So far, the city has not noticed too much change to traffic flow caused by the lane closures on the well-traveled streets, reports Aaron Ritz, the Active Transportation Coordinator in the Office of Transportation and Utilities.  "We've gotten just a scattering of emails and phone calls," says Ritz. "Our initial observations are that there has been little impact to traffic flow." In fact, the most noticeable impact to traffic flow has likely been how much easier it is for bicyclists and pedestrians to navigate the streets, as they now have a lane of traffic for themselves. 

This is true even in the face of the Occupy Philly protests that have been transpiring during the same period of time, sometimes resulting in traffic disruptions. In fact, both the timing and location of Occupy Philly have been unfavorable to this pilot, as protest-related closures of 15th and Market Sts. at and around City Hall have wrought traffic headaches on both of the skinnier streets. Thus, it's somewhat surprising that MOTU says so few people have complained about the temporarily defunct lanes. Ritz does assure everyone that Occupy Philly gridlock won't doom this pilot.

While Ritz's observations hint that the effort will be successful, the jury remains out as there's still a week left. If the pilot proves fruitful, the city and the Center City District have a dream of creating a buffered bike lane with verdant landscaping separating the bike lane from the other lanes. This would improve the aesthetics of both streets, as well as provide more effective stormwater management. 

If the city decides to go through with the protected bike lane, the major challenge will be procuring funds. Ritz assures that the city and the Center City District will chase any source of funding through PennDOT or the US Department of Transportation. The District does have experience in securing grants for green space, as they were the recipients of a large federal payout for the Dilworth Plaza renovations

This experiment is just the latest in an attempt to foster Complete Streets in Philadelphia, which means improving streets so bicyclists, pedestrians, transit riders, and motorists are treated equally. Ritz evokes the Spruce and Pine St. bicycle lanes and the South St. Bridge overhaul as other examples of the city's commitment to Complete Streets. A joint goal is to improve Center City west of Broad Street. "If completed, the JFK and Market street projects will be an integral part of remaking (the) west (part of) Center City into a vibrant place for visitors, residents and workers," idealizes Ritz.

Art gallery and store purchase the former downtown location of the Please Touch Museum

The I. Brewster and Company art gallery and store will be moving from its current location at 2200 Market St. into the former site of the Please Touch Museum on the 200 block of N. 21st St. This will put the gallery and store close to the museum district on the Ben Franklin Parkway. When they do move shop, the store expects to be an interesting addition to the neighborhood.

The listing agents for the erstwhile Please Touch Museum site were Joe Muldoon and Chris Lange of Binswanger. Muldoon says the gallery and store will be fitting in its new location. "The use is similar to other Museums on and around the Parkway," praises Muldoon. He adds that the gallery will be much smaller than the Parkway museums. The realtor fully expects the neighborhood to appreciate the new use of the property.

I. Brewster is notable for its gargantuan inventory of Louis Icart paintings. Icart is a famed fashion sketcher who drew during the French Art Deco period. I. Brewster’s owner, Nathan Isen, actually wrote a book about Icart, which is now in its fourth printing. The gallery and store also features work from Andy Warhol, Marc Chagall, Jasper Johns, and a host of other artists. Altogether, I. Brewster contains over 40,000 works of art.

Muldoon says that the owners of the Please Touch Museum were a pleasure to work with. Even through a tough economy, which resulted in far less interest in the property, the museum remained helpful and supportive. Museum leadership was also cognizant that certain uses would be rejected by neighborhood groups, which made it even more difficult to sell the space.

The bottom line is I. Brewster’s move has the realtor and the museum upbeat. "This is one of those situations where everyone involved appears to have won," says Muldoon.  No word yet on when they will open, although they already have "moving" signs in the windows at their current outlet. What’s clear is that it is likely only a short matter of time before the Parkway area sees some more art.

Viridity gives 10 Penn Center some energy with new Center City office

Viridity Energy joined with Mayor Nutter to cut the ribbon on its new Center City office last week, located on the top floor of 10 Penn Center. Viridity is an up-and-coming renewable energy company most notable for working with SEPTA on rail regenerative braking and Jefferson Hospital on wind energy storage. Before the opening of the new office, Viridity was located in Conshohocken, about 14 miles from Center City.

The innovative energy firm is excited to now be located downtown. H.G. Chissell, Viridity’s strategic development director, is convinced that his company made a good decision in moving. He points out that employees, clients, and partners can get to and from New York and Washington D.C. much more quickly and easily from Center City. This improves the lines of communication between Viridity and its growing list of clients and partners. Along with this, Chissell says that many talented, skilled people are attracted to companies with a downtown address.

Another impetus to Viridity’s move is its expansion. "We needed more space because we expanded so quickly," says Chissell. The firm now employs forty people, and continues to make headlines. Chissell is especially eager to point out his company’s increased program development and network operations space at the new location. The office also offers ample conference, cubicle, and technology room.

"The management of the building has a commitment to sustainability in line with ours," praises Chissell. As a matter of fact, the high-rise was awarded LEED (Leadership in Energy and Environmental Design) Gold status. Below LEED Platinum, LEED Gold is the second highest sustainability designation. Some of the strategic development director’s favorite sustainable features of the skyscraper include its abundance of recycled content and outside air flow.

Some of the most notable clients include Drexel University, SEPTA, Jefferson Hospital, Con-Ed Electricity, and the U.S. Army’s Fort Meade. When Chissell mentioned ease and speed of traveling to New York and Washington, he may have been thinking about Con-Ed, which is New York City’s energy provider, and Fort Meade, which is located in the Baltimore-Washington area.

Chissell summarizes Viridity’s mission as a company that strives to make its clients and partners more aware of the electricity they use. "Viridity is taking consumers and turning them into prosumers," sums up Chissell. "Prosumers" are professional consumers who are knowledgeable about the production of the energy they utilize. As electricity continues to become more in demand, and Viridity continues its growth pattern, expect to see many more prosumers.

A high-rise is only as good as its tenants: The sustainable renovations at 1650 Arch Street

These are exciting times for Center City’s 1650 Arch Street, which has just completed some sustainable renovations, and is looking at becoming even more environmentally friendly. After all, what would you expect from a high-rise building that houses the Philadelphia regional office of the Environmental Protection Agency (EPA)?

Thanks to the recently completed remodeling, 1650 Arch Street is now Energy Star certified. Some of the renovations that led to this designation include the installation of energy-efficient chillers, which regulate a building’s temperature, humidity and ventilation. Also energy-efficient lights were attached on the inside and outside of the building. Finally, the EPA is financing a high-tech air filtration system that maximizes the amount of fresh air in the high-rise, according to Drew McGowan, the leasing agent with Jones Lang LaSalle, which is responsible for leasing office space at 1650 Arch.

Yet, the building’s owner is not quite satisfied with 1650’s sustainability just yet. The final phase of the sustainability project will commence shortly, giving the tower more energy-efficient elevators. "The new elevators are designed to use less power and will operate faster and more efficiently, so there is less waiting time for building occupants," says McGowan. Once these elevators are installed, Jones Lang LaSalle and the renovation architect are confident the building will be able to achieve Leadership in Energy and Environmental Design (LEED) status for 2012. 

Jones Lang LaSalle also blends sustainability with art in the renovations. The remodeled lobby, which acts as a literal and figurative centerpiece for the re-design, features a sculptural landscape of recycled objects across the city of Philadelphia by environmental artist Tom Deininger. “Thematically, the found objects recycled into art represent the refreshed image of 1650 as an iconic piece of modern architecture, as well as the building's sustainability efforts," says McGowan.

Center City District's park improvements garner international honor

The Center City District's work on three Center City parks have drawn an IDA Merit Award from the International Downtown Association, a global advocacy group for livable urban centers.

With the help of more than a dozen city and state agencies, foundations and neighborhood groups, CCD made $4.57 million in improvements at Aviator Park and Three Parkway Plaza/Cafe Cret along the Ben Franklin Parkway and Chestnut Park at 17th and Chestnut St.

Aviator Park's new design created a "town green" for gatherings of all sizes. Three Parkway Plaza's renovations included paving, a granite seating wall, benches, plantings of trees and seasonal flowers, pedestrian-scale lights and a 1,200 square foot cafe and information center. Chestnut Park's original gates and concrete tiered fountain were conserved and landscaping was improved.

The award was presented at IDA's annual conference in Charlotte, NC last week.

Rittenhouse-area parking spot sees coffee instead of cars for Park(ing) Day Philadelphia

SMP Architects helped transform a parking spot on the 1600 block of Walnut St into a coffee garden, just one of over 30 parking spots in Philadelphia transformed into parks for the fourth annual Park(ing) Day. Indeed, the aroma of coffee penetrated the air around 16th and Walnut, all to generate awareness of the perceived negative impact of cars on a city.

SMP certainly demonstrated its commitment to Park(ing) Day, as they had their display percolating from 8:30 a.m. until at least 3:30 p.m., says architect Scott Ritchie. To be sure, the coffee theme was a unique one on this day. “Ground is essential to a city, so we collected coffee grounds from local shops,” said Ritchie, who was eager to explain his firm’s eclectic choice. All told, the spot contained scores of cups filled with coffee grounds from area coffee shops.

Ritchie explained that his firm pounced at the chance to participate in Park(ing) Day because of its history of sustainable design. “We want to be a part of the dialogue that makes the city greener,” says Ritchie. When asked about the primary benefits of the day, the architect mentioned discussion about pedestrian conditions, as well as the effect of autos on a city.

By far, most of the one-day parks were located in Center City, although University City, Mount Airy, Manayunk, and North Philadelphia all had participating spots. Organizations that came out for the day included city and regional planning agencies, other city government bodies, architecture and design firms, alternative transportation advocacy groups, and community development corporations.

Park(ing) Day began in San Francisco back in 2005, the brainchild of an art and design firm called Rebar. It has blossomed into a worldwide phenomenon, with events in 183 cities spanning six continents. In the U.S., cities that saw parks temporarily sprout up included Memphis, New Orleans, Raleigh, and Salt Lake City.

Of course, there was no tally of how many angry drivers inched by the newly formed parks. At the 1600 Walnut St. park, Ritchie saw a few miffed motorists. However, putting it in perspective, Ritchie says it was a negligible impact for one day -- a day set aside for those not driving in downtown areas.
